Common Area Rules and Regulations

Greetings Residents,
It has been brought to our attention on several occasions that the use of the common areas of the community have been used and abused over the past several weeks. Often times, our service and office staff are cleaning up big messes, mediating complaints from residents, and fixing things that have been damaged by residents and their guests.
Please refer to the Community Policies, Rules, and Regulations addendum in your lease contract as a reminder on the rules and policies set forth for the enjoyment of everyone living here. Important points to note:
Business Center:
– Documents are to be saved on residents own memory drive, and not on the computer; and any documents that are saved on the computer will be deleted. We are not responsible for lost or damaged documents.
– Complimentary copy and local fax services are available for Residents.
– Persons under 16 must be accompanied by an adult Resident when using the Business Center.
– No food or beverages are allowed in the Business Center
– Residents will be held responsible for any damage to equipment during his/her reserved computer time.
– Residents are responsible for the behavior of themselves and guests and agree that this behavior shall not be disorderly, boisterous, or unlawful and shall not disturb the rights and comforts or conveniences of other residents.
- Business Center is for Resident use ONLY. All guests must be accompanied by an adult Resident at all times.
– Residents are responsible for cleaning up after themselves, and returning furniture to original positions when done using the Business Center.
– Smoking is prohibited in the Business Center.
Club House:
– The Club House is available for general Resident use 10:00am to 6:00pm. After 6:00pm the Club House is available to rent for a fee of $200. (Please check the resident portal for details on how to reserve)
– Persons under 16 must be accompanied by an adult Resident at all times.
– Residents are responsible for the behavior of themselves and guests and agree that this behavior shall not be disorderly, boisterous, or unlawful and shall not disturb the rights and comforts or conveniences of other residents.
– Smoking is not permitted in the Club House.
– Do NOT move furniture without permission.
– Do NOT move the pool table.
– Alcoholic beverages are not permitted to be stored or consumed in the Club House between the hours of 10:00a to 6:00p.
– Items belonging to management left in the cabinets or refrigerator are not to be disturbed or used by the resident or guests.
– Coffee is for Residents ONLY. Please limit your consumption of coffee to one k-cup per day.
Media Room:
- The Media Room is available for general Resident use from 10:00am to 6:00pm. The Media Room is available to rent for free in 4 hour increments. (Please check the resident portal for details on how to reserve).
– Persons under 16 must be accompanied by an adult Resident at all times.
– Residents are responsible for the behavior of themselves and guests and agree that this behavior shall not be disorderly, boisterous, or unlawful and shall not disturb the rights and comforts or conveniences of other residents.
– Smoking is not permitted in the Media Room.
– Alcoholic beverages are not permitted to be stored or consumed.
– All guests must be accompanied by a Resident at ALL TIMES.
– Charging admittance or other fees or consideration to non-residents of any kind is prohibited.
- The showing of unauthorized recordings or copyright recordings contrary to their terms is prohibited.
- Residents are responsible for cleaning up after themselves, and returning furniture to original positions when done using Media Room.
Fitness Center:
- The fitness center is open 24 hours a day.
- Smoking is not permitted in the Fitness Center.
- Please refrain from usage of equipment that you are not familiar with.
- Report damaged or dangerous equipment immediately to Management.
- Persons under 16 must be accompanied by an adult Resident at all times.
– Residents are responsible for the behavior of themselves and guests and agree that this behavior shall not be disorderly, boisterous, or unlawful and shall not disturb the rights and comforts or conveniences of other residents.
– Facility is for resident use ONLY.
As stated in section I under General Conditions for Use of Dwelling Property and Recreational Facilities – "Resident(s) permission for use of all common areas, Resident amenities, and recreational facilities (together, "Amenities") located at the Dwelling Community is a privilege and license granted by Owner, and not a contractual right except as otherwise provided for in the Lease. Such permission is expressly conditioned upon Resident's adherence to the terms of the Lease, this Addendum, and the Community rules and regulations ("Rules") in effect at any given time, and such permission may be revoked by Owner at any time for any lawful reason." You are responsible for you and your guests actions when utilizing the common areas of the community. Disorderly, boisterous, or unlawful behavior will not continue to be condoned by management. Continued misuse of the common areas will result in amenities being locked at all times, and only made use of by reservation.
Remember, YOU are the eyes and ears of our community, and we encourage you to notify any office staff if you see the common areas being misused. Rest assured, any correspondence with the office staff will be kept confidential, and handled accordingly. If you have any questions, please do not hesitate to contact the Leasing Office.
