As rents rise in the Bay Area, more and more people are making the decision to have roommates and share housing with others to split the costs. There are several great avenues to acquire roommates, but let this property manager tell you that you don’t really know someone, until you’ve lived with them. Friends become enemies, strangers become creepers, girlfriends break up with you and start bringing strange dudes home, etc. I have seen it all.
One thing you need to fundamentally understand when selecting a roommate is that you are both jointly and severally liable to uphold the lease agreement. This essentially means that you are responsible not only for yourself, but for the actions of your fellow leaseholders. If your roommate doesn’t pay rent, you owe their share. If they pay late, you have late payments on your rental record. If they skip out in the middle of a lease, you are still responsible for the remainder.
So heed this warning, and make sure that you are very careful about who you decide to be roommates with. Because it is a business relationship, and your rental record will follow you. Landlords don’t select your roommates, you do. So always make sure and properly vet them out before signing your name next to theirs on the lease. Trust me.
