When the economy collapsed in 2009, occupancy plummeted. We necessarily put up with late rent payers if they paid their balance by the end of the month.

Now that  the Bay Area rental market is hot, we have alternatives. Castle operates a general 'no forgiveness' policy; if residents don't pay by the 5th of the month, they receive a notice to pay in three days or quit. And our managers always charge late fees.

We say 'general' because we're pragmatic enough to recognize good business decisions. Evicting someone over not paying a $75 late fee is hardly cost-effective — but when the fees start to pile up, we'll explore what's best for our owners.
