The Castle Difference: Roofing

A sturdy, water-tight roof is a minimum habitability standard in California. Rather than patch problems as they occur, Castle uses a comprehensive solution that saves you money, keeps residents comfortable, and stands the test of time.

These “single ply” roofs are the industry standard for flat roof work. They're protected by large sheets of reinforced, vulcanized rubber that were originally developed as pond liners. The barriers be shaped to fit every roof, and they come with a 20-year warranty. With them in place, surface roof damage, if it occurs, will never be compounded by water.

Some contractors may not have experience with single ply roofs, or they advise us to use cheaper methods. But Castle has taken care of many roofs over the years, and we know that a little expense is worth decades of savings.

Maintenance: Exterior Paint Jobs

Some paint jobs are cosmetic. Stucco buildings only need fresh paint every seven to fifteen years. But painting wood is a necessity, since it protects the wood from decay. So from walls to window trim, if there’s wood on the property, we make sure it gets painted frequently.

A successful paint job is in the preparation. Castle instructs our contractors to remove dry rot and caulk corners until they’re water-tight. It costs a little more than painting alone, but it adds several years to the life of the paint. 

We encourage using enamel paints, which give our buildings new dimension, richness, and shine. When possible we also accent our buildings with a third color, which draws the eye to small details and gives visitors a brand-new perspective.

Maintenance: Asphalt & Seal-Coating

Badly installed asphalt can pit, buckle and crack in as little as seven years, becoming ugly to look at, dangerous to navigate, and costly to replace. At Castle, we know what makes a cost-effective asphalt job, and we’re proactive with maintenance.

Every three to five years we protect our asphalt with seal coating. Before bidding, we walk the job and mark the deteriorated areas with spray paint. We ask the winning contractor to saw out the weak spots, re-compact the gravel and replace them with the same lift. If necessary, we’ll specify different lift if it will strengthen the hardscape. Coating takes place only when we have a smooth surface.
