Apartment Owners: Don’t Worry About Prop 13!

December 8, 2011 6:20 am

Castle is happy to report that apartments, duplexes and rental properties are exempt from the Proposition 13 reforms that will appear on the November ballot. In an effort to make up California’s budget shortfall, the proposed ballot measure would revalue commercial properties and increase taxes on them. Castle and the California Apartment Association (CAA) maintained that revaluing rental properties would have a catastrophic effect on small landlords, forcing them to increase rents.

Castle Vice President and CAA Regional Director Joseph A. Lawton, Jr. said: “Thanks to lobbying by the CAA and its members, any changes to our property taxes will not include apartments and rental properties. Even with the good news, the CAA will continue to oppose any changes in Proposition 13.”

The Castle Difference: Security

December 1, 2011 6:01 am

Castle is here to protect your assets. That means many things: comprehensive tenant screening, proactive maintenance, keeping turnover low. But it also means looking out for the property itself. We take security seriously, and we get results.

Some companies post signs warning of surveillance cameras—without the cameras actually being there. When we say we have cameras, we use them. Security cameras have drastically cut incidents of vandalism and illegal dumping on our properties.

At most of our buildings, exterior lighting is controlled by a photocell or timer, ensuring that lights turn on/off at appropriate times. We regularly inspect outdoor lights to make sure they’re in good shape, and if circumstances warrant, we’ll hire foot patrols to secure the property and make tenants comfortable.

Good property management takes a 360-degree approach. That's how we treat security, and everything else. It's all part of the Castle Difference.

The Castle Difference: Insurance

November 17, 2011 6:03 am

We’re here to make you comfortable.

That’s why when Castle takes over management of your building, we keep your insurance agent. You’ve had a long, profitable relationship. She knows your business, and she’s stuck by you through tough times.

Every three years, though, we’ll solicit bids for new liability insurance. Fresh perspective is part of doing a good job; when independent agents review your policy, we make sure that your coverage is sufficient and cost-effective.

And don’t worry; if the price of your current policy spikes for some reason, we’ll solicit bids immediately.

You know how to run your business. We help it grow. It's all part of the Castle Difference.
